Professional tools for a clearer inspection
At Bearsted Inspections, we use professional equipment so findings are clearer, better documented, and easier to understand — whether you’re buying, selling, or maintaining a home in Mission, the Fraser Valley, or the Lower Mainland.
Note: Not all tools are used on every inspection. We select the right equipment based on the property, access, weather, scope of work, and what we find on site.
DJI Mavic 4 Pro — drone imagery
Aerial photography and video from a DJI Mavic 4 Pro help document roof surfaces, flashing, chimneys, gutters, and hard-to-reach exterior areas that are difficult or unsafe to see from the ground alone.
What it means for you: clearer photos of roof and exterior conditions in the report, better context for repairs or negotiations, and a safer inspection when height or access is a concern.
Protimeter MMS3 and Surveymaster — moisture meters
We use a Protimeter MMS3 and a Protimeter Surveymaster to check materials like wood, drywall, and other surfaces when there’s a concern about leaks, dampness, or water intrusion — including areas that look dry on the surface.
What it means for you: more confidence about whether moisture is present, where it’s concentrated, and what to follow up on before small issues become bigger repairs.
FLIR E8 Pro — thermal imaging
We use a FLIR E8 Pro infrared camera to capture temperature differences that can help highlight insulation gaps, air leakage, moisture-related patterns, and other anomalies that aren’t always obvious to the naked eye. MSX® image enhancement adds visible detail so problem areas are easier to recognize in the report.
What it means for you: another layer of insight — useful context for comfort, energy efficiency, and investigating possible problem areas.
Scope inspections
A borescope / inspection camera lets us look into tight or concealed spaces — such as crawl areas, wall cavities, ducts, or other hard-to-reach spots — without unnecessary opening up.
What it means for you: better visibility into hidden areas when access allows, with photos or video that help explain what was found.
DeWalt Max High Precision 3×360 line laser
We use a DeWalt Max High Precision 3×360 line laser to check floors, surfaces, and alignments for slope, unevenness, or settling concerns with a clear visual reference across three 360° planes.
What it means for you: more precise notes about level and slope conditions that can matter for drainage, floors, and overall structure — explained in plain language in the report.
